The inclement weather on Saturday did not manage to dampen the level of activity, with multiple bidders and generous crowds at most auctions.

The REIV recorded a clearance rate of 67% on the weekend, compared to 63% on the same weekend last year. Fletchers performed above the industry average again, posting a success rate of 73% for the entire network.

The elegant family home at 17 Loddon Street in Box Hill North attracted three bidders, with the generous block of approximately 1,004 sqm proving to be a major drawcard. Close to excellent schools, transport links and shops, the home sold above reserve for $1.28 million.

A knockout bid of $580,000 was not enough to secure the light and bright two bedroom villa unit at 1/52 Maud Street in Balwyn North. In a prime position within the Balwyn High School zone and close to shops and transport, the front unit of four enticed a total of three bidders and sold well over reserve. Auctioneer Mark Fletcher knocked it down at $678,000 – an impressive result.

After a strong marketing campaign, Director Jeremy Desmier conducted an entertaining auction at the craftsman built home located at 10 Webster Street, Camberwell. A crowd of around 50 looked on as three bidders pushed the price up, in mainly $10,000 increments. Recently completed, the property offered an abundance of high end fittings and valued additions. The home was eventually sold for $2.32 million, a solid result.

Close to 100 people gathered in the street for the auction at 17 Weybridge Street in Surrey Hills. Whilst the fully renovated, stylish Californian Bungalow could draw a crowd, bidding was not quite so forthcoming. Three vendor bids were called until the first of two bidders emerged from the woodwork. The property was passed in by auctioneer Tim Fletcher at $1.46 million, before being sold just after the auction for $1.5 million.

Five bidders sought to secure the superbly presented single level residence at 2/35 Clyde Street in Box Hill North. In a quiet block of only three, the two bedroom home boasts a generous covered deck and lush, private garden. The property sold for $559,000 against a reserve of $510,000 – an excellent result.
