Fletchers Group News Update – 26 June

Fletchers performed strongly over the weekend, with ten out of fourteen properties scheduled for auction selling on the day. The REIV recorded a clearance rate of 71 per cent, compared to 53 per cent on this weekend last year. Fletchers clearance rate was in line with industry average, and properties continued to sell for high numbers, many well above the reserve price.

A standout sale for the day was the immaculate four bedroom family home at 7 The Crest in Bulleen. Situated in a most sought after location, close to the Koonung Creek walking trails and the Eastern Freeway, this property provides a unique opportunity for first home buyers or as a possible new home site with city views! Six bidders saw the potential for this great property, resulting in strong bidding that pushed the eventual selling price $123,000 above reserve.

The versatile four bedroom, two bathroom home at 11 Trentwood Avenue in Balwyn North was another great sale for Jason Salan and Ebony Driscoll from our Manningham Office. Located in the Balwyn High School zone and offering open and spacious living areas radiating a warmth that continues throughout, this home has it all. With outstanding potential to renovate, re-develop or enjoy as is, four bidders fought to secure this residence, which sold for $107,500 over reserve.

Enjoying a multitude of flexible spaces, the renovated home at 31 Furneaux Grove in Bulleen was another impressive sale for the day. The double storey home offers five bedrooms, (including one in a completely self contained unit downstairs!), floating timber floors and a large balcony overlooking a sun filled back yard. Continuing the trend of strong bidding at auctions, four potential buyers competed for the property resulting in a selling price of $75,000 above reserve.

The three bedroom, two storey modern townhouse at 14 Illowra Walk in Blackburn South was a pleasing sale for Graeme Keogh and Ben Williams from our Whitehorse office. Offering a contemporary lifestyle within walking distance of schools and close to shopping centers and with effortless access to the CBD, it’s easy to see why four bidders lifted the sale price of this property to $46,000 over reserve.
