Fletchers Group News Update 26 September

September 26th 2016

Despite the fluctuating Springtime weather, the sun came out on Saturday for a much anticipated auction day!

Over the weekend, the REIV reported a clearance rate of 81 per cent from the 831 reported auctions. This means that 674 auctions were successful, with the small portion of 157 being passed in — 63 of these on a vendor bid. It’s expected that auction numbers will reduce this coming weekend due to the AFL Grand Final, but expect busy weekends from then on.

The recently renovated 10 Eden Avenue in Box Hill South is in a prime location close to Gardiners Creek Trail, schools, eateries and public transport, sitting amongst the leafy golf course precinct. The family home is enchanting, featuring a gas log fireplace in its formal lounge area, polished timber floors and French doors that open onto the front terrace with perfect views of the garden. The home suits those who often entertain, with Caesarstone benchtops, stainless steel appliances and a large dining area. It’s no surprise this three-bedroom weatherboard home successfully sold on auction day, with a result above its reserve at $1.107 million.

Attractive to nature-lovers, 42 Drummond Street in Blackburn South backs onto Vernon Street reserve, while the area itself is lined with trees and is full of lush gardens. The simple, attractive interior features an open fireplace in the lounge area, a modern kitchen, spa bathroom and deck access from the third bedroom. The pleasing features continue with its single garage with workshop and nearby locations which include schools, Blackburn Lake Sanctuary, cafes, shopping and access to public transport. The home also allows opportunities to extend or renovate if desired (STCA). The five bidders on auction day resulted in the home selling for $1.105 million.

A home with unlimited renovation potential, 4 Teck Street in Ashwood sits on a level site in a quiet street full of renovated or new homes—an exciting aspect for home buyers looking for a project or a block of land to start over. The block itself includes a large garden in the rear, new boundary fencing and a wide side driveway. The home currently features a formal sitting room at the front with pine flooring, gas heating, air conditioning, an updated bathroom with a bath, and a sunroom. The appealing surrounds include parkland, public transport, sporting grounds, shopping and schools, ticking all of the desirable boxes. The tempting home was sold for $1.11 million at auction.

The four-bedroom home located at 1 Eve Court in Ringwood is full of appealing qualities for families who want to maintain a sense of privacy, whilst still having the opportunity for family time with its multiple living zones. The Master bedroom is located in a separate front wing, and leads onto a walk-in robe and ensuite. The three double bedrooms are conveniently located close to the rumpus, which is positioned next to an alfresco area—perfect for year-round entertaining. The property includes a private garden, double auto garage and a greenhouse with heating and watering systems, whilst the storage opportunities remain endless with an attic and a shed. The delightful extra features include Bose integrated speakers, solar power, gas ducted heating, ducted vacuum, evaporative cooling and air conditioning. The home sold at auction for $932,000, well above the reserve after only three bids.

The original three-bedroom brick home located at 121 Albany Drive in Mulgrave sits on a prime block that is both large in size and flat, allowing the option to renovate, build or divide into units (STCA). It is located close to Waverley Gardens Shopping Centre, schools and is amongst a family friendly area that is growing with modern developments. The home features a newly added front decking, a spacious kitchen with a breakfast bar, a central bathroom and new flooring. The auction for this property resulted in a huge six bids, selling for $800,500.
