27th October 2014 / Jeremy Desmier: Fletchers Group News Update – 27 October

It has certainly been a wet and wild start to the week; we hope that everyone has stayed safe in the crazy weather! We were lucky to have much calmer weather for auction day, with potential buyers out in force for what was a record breaking weekend!

The REIV recorded a clearance rate of 73% over the weekend, the same result as this weekend last year. There were a record number of auctions called across Melbourne, with 1471 reported to the REIV! There have been over 31,000 auctions held this year so far, making it more than a third of all homes being sold by auction.

Fletchers had a fantastic day under the hammer, with over 30 auctions called across the Eastern suburbs offices. After some exciting actions, Fletchers achieved a success rate of 82%.

A great crowd gathered for the auction of the three bedroom, one bathroom home at 16 Gladys Street, Nunawading. Renovated throughout and set in manicured gardens, this home proved popular on auction day. Auctioneer Ben Williams fielded bids from six parties who competed in the hopes of securing the property, which sold for $852,000. Managing agent Graeme Keogh had some very happy vendors and purchasers on his hands on auction day!

Ben Williams continued the successes of the day with the standout sale of 36 Fulton Road in Blackburn South. Overlooking parkland and offering the opportunity to extend, renovate or rebuild, the three bedroom one bathroom home offered a world of opportunity for buyers wishing to create something unique. Four bidders fought it out in a competitive auction, pushing the eventual selling price well above expectations to $900,000!

The three bedroom, one bathroom home at 32 Woodville Street in Balwyn North achieved an impressive sale price, resulting in some very happy vendors for managing agents Jeremy Desmier and Jack Peng! The charming clinker brick home offered an exciting opportunity to renovate, extend or rebuild and create a dream home. Three bidders bid in the hopes of securing the property, which sold for $1.506 million.

Our team in the Diamond Valley also had a busy and exciting auction weekend, successfully selling the six properties scheduled to be auctioned!

The atmosphere at the auction of 17 Davey Road in Montmorency was electric, with a 150 strong crowd gathering to witness auctioneer Daniel O'Regan auction the property. The single level three bedroom, one bathroom home in central Montmorency presented the opportunity to renovate, rebuild or redevelop, obviously appealing to the seven parties who bid competitively for the home. In a fantastic result for managing agents Daniel and Kaye Hoverd, their vendors and the purchasers, the home sold for $715,000.

More than 1,200 real estate professionals gathered at Crown Palladium last Thursday for the 2014 REIV awards, aimed at celebrating achievements in the industry. After being named finalists for several categories, Fletchers were proud to be named back-to-back winners of the Best Website Award, an accolade that we have achieved a total of five times! It was a fantastic night, enjoyed by all those who attended!
