28th April 2015 / Steven Zervas: Fletchers Group News Update 28 April

It was a wet and cold morning on Saturday and a very quiet auction weekend, as we stopped to commemorate an important part of Australian history. It has been 100 years since the landing of Australian and New Zealand troops in Gallipoli.

The REIV has reported that over the weekend, there were 75 auctions scheduled. The REIV also notes that there has been approximately $6 billion worth of residential transactions in Melbourne in this year to date – up 10 per cent from last year.

After an important morning of reflection, Fletchers agents conducted just three auctions, when business activities resumed for the day.

In Templestowe, 5 Kolor Way went under the hammer in what was an exciting auction. The sensational three bedroom home features a self contained two bedroom granny flat in the north facing backyard. The property boasts two living areas, a stylish modern kitchen and an entertainer's deck that is perfect for alfresco dining in any weather. The family friendly home is also located close to schools, parks and shops; it is unsurprising that it received a lot of interest. Auction day saw five eager families hoping to secure the property, with the property selling for an impressive $960,000 – $160,000 over reserve!

In a prime position in Balwyn North, 351 Doncaster Road offered potential buyers a perfect location close to schools, transport and a range of lifestyle amenities. The original cream brick home offered a range of options that enticed buyers. Retaining character features from decorative cornices, sash windows and French doors, the home could be renovated to enhance the charm of this original home. The existing house offers three bedrooms and a north facing backyard. Potential buyers were also interested in the opportunity to build a luxury new home (STCA) and the home sold under the hammer for a fantastic result – both vendors and purchasers were very happy.

The team from our Glen Iris office achieved a great result with the sale of 44 Montana Street. The 1930s solid brick home is located in a leafy, much sought after street within the Summerhill Estate. Just a short walk from transport, schools and shopping, the three bedroom home is in an ideal family location. Situated on a large level allotment, the property offers well portioned rooms with original detailing, polished timber floors, a large eat in kitchen, formal dining and formal sitting room with open fireplace. This lovely home offers the potential for renovation, extension or the opportunity to build a brand new home (STCA). Reaching $120,000 over reserve, 44 Montana Street sold for $1.62 million!
