Fletchers Group News Update – 28 August

The REIV recorded a clearance rate of 82% on the weekend, compared to 57 per cent on the same weekend last year. Fletchers were thrilled to achieve a success rate of 100% for the third consecutive week, with many properties reaching results well over reserve.

A standout auction from the weekend was conducted at 39 Matlock Street in Canterbury, where a crowd of around 100 people watched a great auction with rapid bidding. After an outstanding marketing campaign conducted by Gail Logan which saw 134 groups through, the amazing six bedroom plus study Edwardian home was appealing to large families as it catered for all their needs! A knockout bid of $2.2 million stunned the crowd and, surprisingly, this was not enough to secure the home even though it was declared to be ‘on the market’! A second bidder entered the mix to battle with the first, pushing the price up until bidder number one finally just edged out the competition. The final result was undisclosed, however it was an impressive 33% above reserve. 

The single storey, solid brick home at 11 Lobelia Court in Blackburn North also proved popular, with auctioneer Tim Heavyside fielding a whopping 100 bids from 8 different parties. Needless to say, Tim and co-agent Ben Williams’ vendors were thrilled with the result, which was far above their expectations! 

The elegant, renovated clinker brick home at 86 Blackburn Road, Blackburn represented another outstanding result in the area for Graeme Keogh and Ben Williams. A beautiful home set upon an impressive allotment of approximately 1,101 sqm, five bidders pushed the price to $1.016 million – $86,000 above reserve! The blue-chip location and ideal blend of modern living with old world charm were just some of the drawcards that the home offered. 

There was certainly plenty of activity in Whitehorse, including the auction of 1A Cadorna Street in Box Hill South which sold for $601,000. The intelligent design and abundant natural light represented the hallmarks of the fantastic three bedroom townhouse, which attracted seven competitive bidders.
