Fletchers Group News Update – 28 November

The REIV recorded a clearance rate of 61 per cent on the weekend, compared to 51 per cent for the same weekend last year. There are still several auctions scheduled for the final month of the year, with the REIV expecting 970 auctions on the first weekend of December and over 1,000 the following weekend.

Fletchers Senior Associate and Auctioneer, James Bateman, observed that open for inspections remain well attended, with the year ending on a positive note. Buyers continue to see the long term value in property, which should provide the foundation for further improvement in the market in the New Year.

Auctions started bright and early on the weekend, with things kicking off at 10.30am. The heat hadn’t quite settled in yet, but the bidders were already out in force! Strong, fast bidding from seven participants secured a great price of $1,035,000 for 22 Kelvinside Street, Balwyn North. In an elevated position within the Balwyn High School zone, the home was certainly appealing for families.

Also at 10.30am, four bidders vied for the opportunity to purchase 1/1 Agnes Street, Mont Albert – the immaculate two storey town house offered four bedrooms and spacious living areas, on its own title and sold for $1,050,000. Director and Auctioneer, Tim Heavyside described the market as “solid” and he certainly had a successful day that proved his point!

In addition to selling 1/1 Agnes Street under the hammer, Tim also sold 3 North Court in Surrey Hills for $865,000 and ended the day with the sale of 9 Eriden Close in Glen Waverley for $671,000 – both above reserve. Tim had also secured the sale of 2 Bader Avenue in Nunawading before the scheduled auction, selling the brand new double storey home for $730,000.

REIV Senior Auctioneer of the Year, Jeremy Tyrrell, called three auctions on the weekend – all selling all under the hammer. A particular highlight was the auction of 73 Bradleys Lane in Warrandyte, a vast family residence on approximately 1¼ acres and craftsman-built to exacting standards. The sale marks the fifth in the street for Fletchers Eltham since May, with all five sold within four weeks of being on the market. Number six may not be far away, with agents Chris Chapman and Graeme Keogh just listing 87 Bradleys Lane as a forthcoming auction.

Fletchers ended the day on a positive note with the auction of 36 Park Road in Surrey Hills, where a large crowd saw multiple bidders take the sale price to $785,000 after it was declared on the market at $735,000. The two bedroom clinker brick veneer home offered period character and charm, with a stylishly renovated bathroom and kitchen.

In other news, there have been a number of community events that Fletchers people have been involved in. Tim Heavyside undertook raffle drawing duties at Our Lady’s Primary School Fete last month, the day providing the school with a wonderful opportunity to partner with local businesses, gather as a community and share in a major fundraising event. Suffice to say, the day was an enormous success!

Ben Williams from Fletchers Whitehorse recently appeared at a charity auction for the St Thomas Netball Club fundraiser, auctioning a fully signed netball by the Vixens Netball Club and t-shirt. Adrian Stefanetti, also from our Whitehorse Office, participated in his first charity auction for a school fete and we are pleased to report he had a 100% success rate!

After a busy day calling auctions, Jason Salan participated in a charity auction for St Bridget’s Primary School, then joined fellow Director, Jeremy Desmier at the North Balwyn Cricket Club’s 85th Anniversary gala event, held at the MCG.
