The foggy morning cleared to a lovely spring afternoon with plenty of sunshine. Crowds were out enjoying the sunshine at a number of our auctions.

The REIV reported a clearance rate of 74% over the weekend with 965 auctions called, 710 of those selling. Next week will be a much quieter weekend due to the AFL Grand Final, with the REIV expecting just 65 auctions on the Saturday.

Fletchers network of offices achieved a success rate of 69% over the weekend, with particularly great results from our Waverley office.

Offering period charm in a modern package, 20 Victoria Street in Box Hill was first under the hammer on Saturday. The beautiful four bedroom family home was completed by a famed local builder and has undergone multiple updates to bring it into the 21st century. Blending history and modernity, the home retains period features such as original leadlight door, 3 metre ceilings and art deco cornices. The rear family room and kitchen make a lasting impression, with high end appointments including stainless steel appliances and bi fold doors that overlook a tranquil backyard and decked area. At auction there were six bidders hoping to secure the property and the home sold for a fantastic price of $1.675 million.

Our Waverley office had a great day of auctions, with three properties from three sold. In Mitcham, 12 Sharrow Road was up for auction. Sitting in a quiet leafy street, the three bedroom brick veneer home has been owner occupied for over 50 years. The elevated single storey home has been update and extended, offering a separate living area, kitchen with walk-in pantry and family room with access to the sunny backyard via a paved and deck alfresco area. Situated on a block of approximately 614 sq m, there is scope for further extension (STCA). There were six competitive bidders, helping the property to reach a sale price of $822,000.

In Glen Waverley, 41 Annadale Crescent was also sold. Solely owner occupied, the three bedroom home offers spacious living with formal living and dining, family, meals and a renovated kitchen. Situated on an allotment of approximately 654 sq m, the backyard features a north easterly aspect and is located within walking distance to transport, schools and shops. This classic family home sold for $1.058 million.

The last auction for the day and for our Waverley team was 14 Garwain Parade in Glen Waverley. Located in a popular family enclave, the five bedroom home offers exceptional living and entertaining in a beautiful garden environment. Renovated to high standard, the kitchen features glass splashbacks and stainless steel appliances, as well as ceasarstone benchtops. The backyard offers a covered alfresco entertaining area with built in BBQ, lush lawn with fruit trees and even a greenhouse. The superior family home sold for $1.238 million – a great result for all involved.

In Mont Albert North, 23 Valda Avenue also went to auction on Saturday. The classic family home attracted a range on interest due to its generous living spaces and flair for design. The four bedroom home has been delightfully renovated and extended, showcasing a lounge with open fireplace, dining room and stylish stone kitchen. Northern sunlight shines in the substantial private garden with bluestone paving and undercover alfresco area. Five competitive bidders on auction day helped this home reach a final sale price of $1.36 million!

Further east, 18 Frodsham Road in Ringwood also went to auction. The double storey Victorian inspired home is located on a quiet, no through road just minutes a range of schools and transport. The four bedroom home has Victorian influences throughout with lace work balustrades, stained glass, detailed cornices and intricate ceiling roses. Featuring a good sized entertaining courtyard with deck, three living areas and upstairs rumpus room with views to city and Mount Dandenong, the home offered plenty of space to retreat. This great family home sold at auction for $1.168 million.
