It was another grey start to the auction weekend weatherwise, but the impressive results achieved at our auctions meant that the cloudy skies didn't dampen our mood!

The REIV reported a clearance rate of 79% over the weekend, with 763 auctions scheduled. Auction sales have continued to remain high, with around 14,000 sales so far this year – the highest on record. The outer Melbourne region has experienced the strongest auction sales growth in the year to date, up 20 per cent from the same time last year.

Fletchers achieved an 82% success rate over the weekend, with the results including Director Kelly Sun successfully calling his first auction. The immaculately presented property reached an impressive $256,000 over reserve.

In Nunawading, the beautifully presented three bedroom home at 21 Robyn Drive, located close to shops, schools and transport had many interested buyers. Elegantly renovated, the home is surrounded by attractive garden spaces, with a leafy front yard, sunny north facing backyard and side courtyard that accompany the spacious lounge, creating a serene sanctuary on a quiet street. Auction got underway and there were five bidders that hoped to secure this property. Bidding reached higher and higher over reserve with the eventual sale price $162,000 over reserve. This home sold for $962,000.

The classic street appeal of 40A Victoria Crescent in Mont Albert saw plenty of potential purchasers come through its open for inspections during the campaign. The five bedroom family home has a flowing floorplan that appeals on so many levels. It includes a brand new kitchen, modernised bathroom, inviting lounge and spacious family room that opens out to an undercover alfresco area. The rear garden offers an expansive space for grand entertaining and a private and peaceful deck offers the perfect spot for a coffee break. As the auction got underway, the bidders were quick to make their mark. A total of seven bidders fought for this first class family home, selling for the fantastic result of $2.505 million!

The untapped potential of 85 Victory Boulevard in Ashburton offers an elevated parcel of land of approximately 849 sq m. Overlooking tranquil parklands, the exciting potential to reinvent or replace the existing unrenovated home caught the attention of prospective buyers. With established gardens and surrounded by transport, schools and shops, it is situated in an ideal location for a fresh new start. As bidding got underway, it became clear that many prospective purchasers had the same dreams of transforming the parcel of land. Seven bidders competed against each other, easily reaching our vendor's reserve. The property sold for $1.915 million – an impressive result!

The auction of 123 Capital Avenue in Glen Waverley was highly anticipated, as it was not only the end of a successful campaign but it was the first time for Director Kelly Sun to call a public auction. The brick veneer home is situated on a flat allotment of 652 sq m. There are four bedrooms, two bathrooms, spacious kitchen and family room that has access to a large covered alfresco area and sunny backyard. In a perfect location for families, close to parks, schools and transport, this home is ready to live in with potential for updating or extending. As Kelly got the auction underway, there were five bidders ready to call 123 Capital Avenue home. Eventually selling for 1.126 million, it was a great result for all involved. Congratulations to Kelly on calling his first auction…as easy as 1-2-3!

It was a busy weekend for our Diamond Valley office with four auctions scheduled an a 100% success rate achieved! In Eltham, 7 Zig Zag Road achieved a fantastic sale price $126,000 over reserve. The five bedroom family home is set in a leafy locale and designed for entertainment with a covered alfresco area, extensive deck and heated in ground pool.

Also under the hammer was 13 Dario Court in Diamond Creek. The sensational five bedroom home offered the new purchasers a freshly painted interior, new flooring and top quality fixtures.
