Fletchers Group News Update 3 April

April 3rd 2017

Melbourne experienced a drop in temperature and rise in cloud coverage towards the end of last week, but this didn’t deter buyers. The weekend saw a clearance rate of 81% after 719 of the 884 properties on auction achieved a sale – the highest clearance rate in a month. Compared to the same weekend last year, this is also an 11% higher clearance rate from over 300 extra auctions!

Perfectly located for families, the timber period home at 9 Webster Street, Camberwell is metres away from shops and cafes, and with transport, schools and Wattle Park located close by. There is a self-contained unit at the rear, and other features include a north facing backyard and an opportunity to renovate, extend upwards or design and build a new residence (STCA). With five keen bidders on the day, the home on the 697 sq m (approx.) block sold for $2.101 million.

Located on the high side of a conveniently located street is 6 Notlen Street, Ringwood, a four bedroom, one bathroom, renovated weatherboard home. The residence has gated access to Notlen Park and kindergarten, with Eastlink access, transport and schools close by. The brand new, sky-lit kitchen is the highlight, with Caesarstone countertops, dark cabinetry, a 5-burner gas cooktop and twin electric wall ovens. Other features of the home include landscaped gardens, a child-friendly backyard, a playground, garden shed, hardwood floors and an alfresco entertaining area. With four bidders on the day, the gorgeous home sold for $1.25 million.

The luxurious four bedroom home at 12 Dingley Dell Road, North Warrandyte sits alongside tree-top scenery close to the Yarra Valley wine and food district, and within walking distance to the Yarra River and Warrandyte Village shops. The three level home has reclaimed timber feature doors, copper light fittings and high ceilings. The residence also features a stone kitchen, undercover outdoor deck, outdoor kitchen and a top level retreat. The 1,157 sq m (approx.) residence successfully sold for $1.505 million on auction day.

The enchanting home at 12 Thornton Avenue, Surrey Hills is located only a short tram ride from a selection of private schools, and is a short walk from Chatham Primary School and Balwyn Village. Featuring an open fireplace, an open dining/ living room, a leafy garden and stylish courtyard, the four bedroom home is well suited to those who love to entertain. Appealing to families, the stylish home sold for $2.155 million at the auction which was held on Sunday.

Opposite Gardiners Creek parkland and set in cottage gardens is the town residence 1/48 Karnak Road, Ashburton. Featuring a north facing courtyard, extra-large bedrooms, its own street frontage and with transport, shops and cafes close by, the sun-drenched home appeals to downsizers and investors alike. The three bedroom, two bathroom residence went under the hammer and sold for $1.27 million to a young couple, who battled it out against two other bidders.

The Doman Group highlighted that, “the Melbourne home auction market recorded its highest clearance rate for a month at the weekend, despite lower listings reflecting school holiday distractions.”
