Intermittent rain did little to deter eager buyers on Saturday. Our agents were kept busy at both auctions and open for inspections!

The REIV reported a clearance rate of 78% over the weekend, with 595 auctions scheduled. Melbourne's outer suburbs have seen more auctions taking place and greater buyer interest, creating a high level of activity each Saturday. A few suburbs, including Ringwood, have recorded a double digit increase in the median house price in the most recent quarter.

Fletchers eastern suburbs offices achieved a success rate of 85%. Our Diamond Valley office also had some fantastic results with their auctions and we also celebrated with the Grand Opening of Fletchers Banyule in the morning.

In Balwyn North, 9 Tuxen Street went under the hammer over the weekend. The residence sits in a commanding position on the high side of a premium tree lined street, in the highly sought after Balwyn High School Zone. Generously proportioned, the home offers three double bedrooms, granite bathroom and kitchen, formal dining room and an open plan family room. There were three bidders eager to purchase this home and bidding reached $155,000 over reserve with the property selling for $2.405 million.

Rain didn't stop the bidders at the auction of this impressive home, with a total of nine bidders fighting it out to try and secure it as their new home. The property eventually sold for $1.421 million!

The auction of 2 Cherrytree Lane in Box Hill South was certainly a memorable sale for one of our agents. The three bedroom, two storey weatherboard townhouse is filled with natural light. The first floor of this home features the living room, study nook and ample meals area that opens to a large courtyard. Located in the favoured Mount Waverley Secondary College Zone, it is ideally located close to transport, shops and school. On auction day, bidding got underway slowly amongst five bidders. The property sold after post auction negotiations for $645,000, a great result for all involved and, in fact, was a record price for the Cherrytree Estate. Congratulations to Steven on a fantastic result, for what was his first auction!

In Heathmont, 1 Karista Avenue offered a premium lifestyle with cutting edge designer style. The three bedroom home had been transformed by the current vendors with designer zones and fittings. Polished timber floors line the entry way and an expansive open plan living zone with extensive glazing sit alongside warmly inviting entertaining zones. The open dining area feature bi-fold doors that retract seamlessly to link the interior to the extra large deck. This feature packed home had three bidders eager to secure the attractive home. The home sold for a great result of $800,000 – incidentally, to our vendors of 1/59 Heathmont Road, Ringwood which we also sold that day!At our Diamond Valley office, 14 Blanchard Court in Greensborough went under the hammer. The property sold under the hammer for a great result of $658,000!
