Fletchers Group News Update 3 March

It was a weekend to look forward to, with mostly warm weather and over 30 auctions scheduled across Fletchers eastern suburbs offices. Our agents made the most of the busy weekend with impressive results all round, achieving a success rate of 74%. In typical Melbourne fashion, wild weather brought the hectic activity of the day to a dramatic end.

In what was expected to be a ‘Super Saturday’, the REIV had 1,243 auctions reported and recorded a clearance rate of 79%. Recorded as the highest point in auction activity for the year to date, numbers will reduce over the Labour Day long weekend with notably fewer auctions.

There were great results achieved in the popular suburb of Box Hill South over the weekend, with all properties up for auction successfully sold on Saturday. Fletchers agent Steven Zervas enjoyed the best weekend of results in his career to date, even achieving a record sale price for the street with the sale of 1A Arcadia Street. This contemporary five bedroom family home attracted a lot of attention throughout the campaign, with its impressive living and entertaining spaces. Offering a sparkling stone kitchen, open plan family room and glistening timber floors, it is perfectly located close to schools, shops and transport. The auction saw two competitive bidders serious about calling this luxurious property home and the property sold at auction for a record breaking $1.438 million which made for some very happy vendors and purchasers.

Also in Box Hill South, the renovated home at 18 Douglas Avenue sold for $1.312 million under the hammer, an impressive $72,000 over reserve. Perfect for a growing family, it won over five bidders with its sweeping panoramic views of the Dandenong Ranges.

Rounding out an excellent day of results for Box Hill South, both 1 David Street and 21 Duncan Street attracted seven bidders each which helped the properties sell for well over their reserve prices. The renovated, three bedroom weatherboard home at 1 David Street features period highlights such as deco inspired ceiling roses and picture rails, boasting a wonderful relaxed ambience. With such interest in this unique home there were no surprises the property sold for $120,000 over its reserve price, for $1.11 million! The sale was just one out of four properties auctioned by Tim Heavyside, who finished the day with a 100% success rate.

In nearby Duncan Street, the timber cottage at number 21 sold for $1.4 million – a fantastic $250,000 over its reserve price. The four bedroom home has been beautifully maintained with period features and a welcoming cottage style front garden.

In Ashburton, the renovated family residence at 5 Baker Parade has a fabulous emphasis on zoned spaces, offering buyers formal and informal living/dining areas and two separate, beautifully designed decks. This inviting residence sold at auction for an undisclosed amount in another outstanding result for Director Karl Fitch and the Glen Iris team. They also have number 28 Baker Parade on the market, an impressive contemporary four bedroom home which will be auctioned on Saturday, 21 March at 1pm.  For more information head to the Fletchers website.

It was also a big day for our Maroondah office, with impressive results across Ringwood, Croydon South and Heathmont. An outstanding sale for the day was for the fully renovated, three bedroom home at 1/68 Ringwood Street, Ringwood which attracted six bidders and sold above reserve for $650,000.

Other properties Fletchers sold over the weekend include 24 Monash Grove in Blackburn South, a family home in a sought after subdivision of prestige homes, which sold for $940,000. In Balwyn North, 4 Ajana Street sold for $100,000 over reserve, achieving 2.4 million at auction and in Templestowe Lower, 6 Sunhill Road sold for $1.002 million. In Malvern East, 13 Anderson Street was sold for $335,000 over reserve and in Kew, 34 Denmark Street sold for an overwhelming $230,000 over reserve. An excellent day across the board and fantastic to see strong numbers of buyers looking to secure a property.
