Fletchers Group News Update August 29

The REIV reported a clearance rate of 79% for the week ending Sunday August 29. Of the 840 auctions reported across the state, 666 of those sold under the hammer. 

 
 
 
 
 
 
 

Located at the end of a quiet cul de sac is the spacious five-bedroom home at 45 Hamel Street in Box Hill South. With views of the Dandenong Ranges, the large backyard featured a paved entertaining area with bluestone retaining walls and timber walkway. The auction was held at 11.00am by Fletchers Blackburn Director Michael Richardson, with five bidders competing for the property. Resulting in a final sale price of $1,570,000, the property went for a magnificent $220,000 over the reserve!

On a prime corner block in a tranquil court position, 52 Mullum Mullum Road in Ringwood impressed potential purchasers with its excellent location. A tailored marketing campaign included advertisements in our weekly Place magazine, Chinese Age, The Maroondah Lilydale Leader and The Age. This was complemented by an active internet presence which also achieved in excess of 18,000 views for the property.  The auction was led by Fletchers Maroondah Director Reilly Waterfield, with three bidders competing for the home that’s just a short stroll from Mullum Mullum Reserve and walking trail. Reaching an excellent $50,000 over reserve, 52 Mullum Mullum sold for $870,000.

Positioned perfectly in a quiet tree lined street, 4/26 Cornell Street, Camberwell is a two-bedroom villa unit offering low maintenance living in a stylish and convenient location. Built in the 1960’s, the home has been magnificently updated to include timber floorboards and downlights while still keeping the original façade. Upon inspection, potential purchasers were delighted with the homes contemporary neutral palette throughout and stylish courtyard with garage access. Fletchers Canterbury director Tim Heavyside led the auction as five bidders competed for the opportunity to live minutes away from the popular Through Shops. Selling at auction for $706,000, the property was sold for an excellent $26,000 over the reserve price.
