Fletchers Group News Update 30 January

January 30th 2017

The sun sure was shining on the weekend, creating a stunning setting for the first auction weekend of 2017.

Although auction numbers were low across the board it was a successful weekend, with 100% of Fletchers Eastern suburbs auctions successfully selling. Out of the four auctions that took place, two were sold before the auctions even took place because the vendors were so happy with the offers they received from the lucky new homeowners!

The secluded home at 999A Riversdale Road, Surrey Hills is perfect for those wanting a high level of privacy away from the main road, while remaining close to a range of facilities. The two storey home is set on a block of approximately 490 sq m, with a golf course, tram stops, cafes and private schools all within close proximity. From the home, views of the large alfresco area, swimming pool and the park next door can be enjoyed, with an under-cover balcony upstairs. Four bidders took interest in the residence, seeing potential in the home as is, to renovate or to start fresh (STCA), with the auction resulting in a sale price of $1.205 million.

The unit at 1/10 Florence Road, Surrey Hills is located at the front of a leafy block, with its own private driveway for car port access and a shared driveway leading to the garage. The home is well suited to downsizers or first home owners, with a covered courtyard and a spacious interior with two bedrooms. Other features of this home include gas ducted heating, evaporative cooling and solar panels, as well as the conveniently close proximity to cafes on Union Road, a train station, a primary school and Box Hill Central. 1/10 Florence Road sold for $813,000, with five keen bidders on auction day.

The stunning, contemporary home at 44 Gordon Street in Rye is a beachside dream, with panoramic views of the bay that sits only metres away from the three level residence. The four bedroom home features a spa, pool, entertaining deck, internal lift, landscaped gardens, balcony and a modern kitchen with a breakfast bar. The luxurious home sold at auction for an undisclosed amount, resulting in another happy vendor!

The Domain Group reported the coming weekend will see almost 200 properties at Melbourne auctions—nearly four times the amount of last weekend’s auctions, indicating that the first week back is only a small taste of what 2017 has to offer!
