Fletchers Group News Update – 30 January

We enjoyed a long weekend this week to celebrate Australia Day, catching up with friends and family at picnics and barbeques across this great country of ours!

It has also been a week where many Australians in NSW, Victoria, Tasmania and Queensland experienced extreme weather and natural phenomenon – our thoughts are with the families and businesses that are battling against the odds.

In real estate news, the REIV released the median house price figures for the December quarter. The medians confirm strengthening demand and an increase in housing prices in Melbourne. The median house price in Melbourne increased by 7.8 per cent to $555,000 from $515,000 in the September quarter. The median price for units and apartments increased by 4.2 per cent to $456,000 from $437,500. 

Fletchers Director, Tim Heavyside has had a busy start to the year, in addition to the effect of Easter falling on an earlier date in 2013. His team have already booked 15 auctions so far throughout February and March, with a few weeks left to be able to schedule in an auction before the Easter break. 

Fletchers Hawthorn agent, Steven Lowry, has also demonstrated the strength of the market combined with tenacity and working tirelessly with buyers. Late last year, Steven sold a property in Barrington Avenue, Kew for an undisclosed amount off market, within two days! By gaining a full picture of his vendor’s requirements, Steven was able to combine his local area expertise with superior negotiation skills to successfully match vendor and purchaser. A great result! 

Our team on the Mornington Peninsula, led by Director Joshua Callaghan, have already garnered a number of successful sales in Blairgowrie in the first month of 2013. These include the sun drenched, level allotment of approximately 1,300 sqm at 2-4 Royadie Road; the elevated block of approximately 665 sqm within walking distance to bay and ocean beaches at 2 Bath Street; and the gorgeous, north facing allotment located in the dress circle location of coveted ‘old Blairgowrie’ at 11 Brooks Avenue.

Our fantastic Diamond Valley team were recently thanked for providing a community board for the residents of Cherelle Court and Nimary Court in Eltham North around Christmas time. Promoting their Christmas Lights Fundraiser for the Royal Children’s Hospital, the residents were able to raise over $2,000 in fundraising money!
