The REIV recorded a clearance rate of 75% over the weekend, compared with 70% on the same weekend last year. They reported that whilst more than 18,000 homes have gone to auction so far this year, the higher volume of properties has not affected clearance rates, which remain strong.

Fletchers experienced some great sales across all our offices over the weekend, including the four bedroom, two bathroom home at 6 Sylvia Grove in Ringwood. Up for sale for the first time in 27 years, auctioneer Mark Fletcher fielded bids from two parties who were both eager to secure the property. There could only be once successful bidder and the property sold under the hammer for $656,000, a great result for managing agent Steven Zervas, Mark, their vendors and buyers.

A crowd of over 140 people braved the freezing cold to witness the auction of 37 Inverness Way in Balwyn North. The four bedroom, three bathroom home is impeccably presented throughout and boasts features such as rich Red Gum flooring, spacious living areas, beautifully landscaped gardens and an impressive alfresco entertaining area. Five parties competed in the hopes of being the successful bidders, pushing the eventual selling price above reserve to $2.12 million.

The auction at 182 Rathmines Road in Hawthorn East also saw competitive bidding, with one party attempting a knock out bid of $100,000 twice throughout the auction. That didn't stop the other two competing parties who fought hard for the opportunity to renovate/restore the three bedroom, one bathroom home. The 'knock out' bidder was eventually successful however, and the property sold under the hammer for $1.18 million.

Chris Chapman from our Diamond Valley office was thankful that the rain held off for the auction of 389A Heidelberg Road in Warrandyte. A crowd of around 60 people gathered to watch the action, which started with an opening bid of $380,000. This was quickly surpassed with a second and third bid taking the price above reserve. It wasn't long before the property was knocked down to a couple from Doncaster for $467,500, a great result for all.

The auction for 12 Laurison Road in Eltham North was held under the fantastic covered alfresco area, much to the pleasure of the 70 people who enjoyed the respite from the cold wind! The crowd was keeping quiet in the beginning, pushing auctioneer Scott Rawlings to open with a vendor bid of $480,000. This woke the crowd and three bidders took the bidding to $575,000 where it was declared sold to a young couple from Eltham North.
