The sunshine brought out the crowds for what was set to be a busy auction weekend. In November there were almost 5,800 homes auctioned, making it the biggest month in Melbourne history. The previous record was set last November with 5,300 auctions.

The REIV reported a clearance rate of 67% over the weekend, slightly up from last year's clearance rate of 65%. There were 1,467 auction held over the weekend, 981 of those selling under the hammer.

Fletchers network of offices achieved a success rate of 63% over the weekend, with over 50 auctions scheduled across our offices.

In Glen Iris, the renovated and refurbished villa at 2/31 Iris Road offers two bedrooms, a renovated bathroom, stylish kitchen and light filled indoor-outdoor entertaining. Positioned in a group of only three, the contemporary home sits in a leafy street close to parks, transport and schools. The unit attracted three bidders at auction with the final sale price of $710,000 – $20,000 over reserve.

The family residence at 15 Goldsmith Avenue in Ringwood North is set amongst established gardens on a block of approximately 697 sq m in a tree lined cul de sac. The property attracted a range of potential buyers due to its family friendly location. The three bedroom home has been modernised throughout with an updated gourmet kitchen, freshly painted interiors, Tasmanian oak floorboards and an updated family bathroom. The home also features both informal and formal living zones, one with garden views perfect for entertaining family and friends. Auction day saw a crowd gather to see this home go under the hammer, watching six bidders compete. Bidding helped this home reach a final sale price of $787,000.

In Surrey Hills, number 236 is ready for renovation. The original Victorian residence offered prospective buyers approved plan and permits for sophisticated extension. The existing home boasts a north facing verandah, three bedrooms and a kitchen/meals area. Sitting in a prestigious position close to many private and public schools, this home is a ready made, 5 star project. There were four bidders on auction day that helped the property reach a fantastic sale price.

In Forest Hill, the single level home at 2/52 Vanbrook Street offers a north facing lounge and dining room and a generous private courtyard with deck. Positioned at the rear of two, the home is in a hidden oasis close to schools and shopping. Offering modern style, this home attracted six bidders and the home sold for an eventual sale price of $630,000.

In Macleod, 1/67 Erskine Road is ready to be appreciated by its new owners. The fully renovated three bedroom home features a modern layout with open plan kitchen/dining/living zone and a gleaming kitchen. Creating indoor/outdoor flow, French doors lead to a spacious and private alfresco area. There were three competitive bidders at auction, with the stylish residence selling for $653,500.

It's a busy weekend in our local community!

The Maling Road Kris Kindl celebration is on this Friday from 5pm. Head down to Maling Road in Canterbury and get into the Christmas spirit.
