Fletchers Group News Update – 30 October

‘Super Saturday’ certainly did not disappoint, with over $1.2 billion worth of property selling on the weekend and a new record set for the number of auctions held in one day in Melbourne. This record was also broken by the Fletchers Group, who had a high volume of successful auctions.

The REIV recorded a clearance rate of 73% per cent over the weekend after all results were recorded, compared to 60% on the same weekend last year. Fletchers performed solidly throughout the day and on par with the industry clearance rate, achieving great results with their many auctions.

Tim Heavyside was out in force on Saturday, calling a total of 7 auctions, including the fantastic four bedroom, three bathroom Californian style bungalow at 64 Rochester Road in Balwyn. Fully renovated and offering a range of flexible living spaces and an expansive covered alfresco deck, this home is not short of extras. In a great auction with four participating parties, the property sold for $1.94 million.

Set in a sought-after Kew location, the Californian Bungalow at 1/6 Segtoune Street was ideal for a range of buyers from downsizers, families or builders keen to renovate and re-sell. The interest in the property was apparent from the moment bidding started, with a total of 7 bidders involved. With such a great opportunity on offer, the bidding parties didn’t want to give up without a fight, pushing the eventual selling price well over reserve to $700,000.

Offering light-filled modern living, 69 Ormond Avenue in Mitcham was another great sale for Ben Williams and Robert Sheahan. The three bedroom, one bathroom home attracted a high number of bidders on the day, with a total of 7 parties participating to secure the property which sold for $716,000.

Fletchers dominated the Box Hill South area with several auctions on the weekend, which included 3 located at 1, 3 & 5/286 Elgar Road. Auctioned by the talented Reilly Waterfield, all three apartments sold on the day, a fantastic result for Jason Salan, Gail Logan, the vendors and buyers. Continuing the strong results in the Box Hill South area was the well renovated three bedroom weatherboard home at 30 Campbell Parade. Michael Richardson and Troy Nelson were pleased with the $880,500 sale price achieved for the property.

The REIV is expecting 200 auctions to be called this coming Saturday, settling down as we head into the Melbourne Cup public holiday.

In other news, after a massive day of auctions, Tim Heavyside was pleased to have the opportunity to MC the Surrey Hills music festival last Saturday, which was a great success and enjoyed by all.
