The near perfect weather from last weekend didn't last long, although the heavy downpours throughout the week thankfully cleared but it was still cool weather on Saturday. With over 25 auctions held, it was quite a busy weekend.

The REIV reported a clearance rate of 78% over the weekend, compared to 73% last year. On Saturday there were 941 auctions scheduled, with 738 of those selling and 203 passing in.

We achieved a strong auction success rate of 82% across the Fletchers Group, including an impressive 100% recorded by our Diamond Valley and newly opened Banyule offices.

Kelly Sun and the team at Fletchers Waverley achieved some great results over the weekend. In Mount Waverley, 1 Cranleigh Grove went under the hammer. The light and spacious home attracted a lot of interest from prospective buyers with its brilliant location within the Mount Waverley Secondary School Zone. The two storey brick home easily accommodates a growing family and is surrounded by beautifully landscaped yards with established flower bed, lemon tree, and vegetable garden and wood shed. Auction day saw over 200 people attend to see the family home go under the hammer. With seven bidders, it certainly proved to be a popular property. After some fierce competition, the winning bidder secured the property for $1.938 million!

At 7 Gallery Place in Wheelers Hill, the award winning entertainer's residence blends architectural interest with maximum functionality. The home offers three bedrooms plus study, two bathrooms, sophisticated living and dining areas. The property is well located amongst the botanical and sculptural gardens of Monash Library and Gallery of Art and within walking distance to shops and transport. Auction day drew a crowd of close to 100 people, all eager to see the auction get underway. There were three bidders competing for the property, which ultimately sold for an impressive $1.81 million.

In Templestowe Lower, it was an exciting auction at 3 Jarrah Court. Situated in a cul de sac, this family home has been fully renovated to cater to modern family living. The elegant and elevated profile of this home is complemented by its sun filled contemporary spaces, such as the generous open-plan living, dining with open fireplace and four bedrooms. An expansive white stone kitchen with premium appliances seamlessly joins the large covered alfresco area, perfect for relaxing and overlooking the solar heated pool and elevated spa with decking. There were eight bidders on auction day hoping to call this enchanting residence their new home, with competitive bidding helping to push the price well over reserve. The home sold for $1.312 million – $462,000 over reserve!

Our Fletchers Diamond Valley and Banyule offices had four properties go to auction over the weekend. In Eltham, 9 Sheffield Street offered an allotment of 778 sq m, providing the prefect opportunity to renovate or rebuild in a peaceful neighbourhood. The original cottage offers two bedrooms, living room and eat-in kitchen. Prospective buyers hoping to design and construct their own family home were keen to secure the property. It sold for a fantastic result of $630,000. In Ivanhoe, 79 Hawker Street also sold under the hammer. The brand new, two bedroom modern home features a gourmet kitchen, spacious open plan living/dining and an entertainer's courtyard at the rear of the home. The home ideally located close to transport schools and shops. The immaculate home was sold for $685,000.
