Fletchers Group News Update – 31 October

Saturday’s weather was a nice change from the weekend before, with sun shining and only a few clouds in sight—although in typical Melbourne style, Sunday did not follow suit with its cool and windy change!

 Despite having a quieter weekend due to the Melbourne Cup, the REIV reported a clearance rate of 80% — nearly on par with the weekend prior, and a 13% increase from the same time last year. A total of 455 auctions where reportedly held throughout Victoria, with 296 properties sold at auction, 67 before auction and one after auction. Fletchers eastern suburb offices had a 63% success rate.

 

 

 

The two bedroom brick villa located at 10/30 Barnsbury Road, Deepdene within a charming tree-lined street had four bidders. The homeowners will be able to bask in the surrounding nature with the house featuring a pretty front garden, garden views from the main bedroom and views of the colourful vista of rosebushes and cherry blossoms from the combined lounge and dining area. The appealing home sold for well above the vendor’s expectations for a final price of $961,000.

It’s no surprise the stunning forever home at 6 Aintree Road, Glen Iris sold with three keen bidders on auction day. The four bedroom privately set home is generous in size as well as features, with a series of interconnecting, north-facing living rooms, alfresco loggia with balcony and a central kitchen. The home also features a home studio, gym and ‘man cave’. The property sold for the impressive price of $2.7 million.

The quiet weekend did not prevent six bidders from attending the auction for the three bedroom property at 7 Richmond Street, Blackburn South. The home is perfect for entertaining, with a well sized backyard and an alfresco deck which is complete with surround sound wiring, a television and lighting. Entering the home is a visual delight due to the polished hardwood floors, exposed bricks and beams, ceaserstone benchtops in the kitchen and a fully renovated shared bathroom with a semi-frameless rain shower and floating vanity. The property sold at auction for $1.091 million.
