Fletchers Group News Update – 4 August

After a week of windy and rainy weather, the clouds finally cleared and we had a sunny, albeit crisp and cool auction day!

The REIV recorded a clearance rate of 74% over the weekend, compared to 72% on this weekend last year. Fletchers had a great day under the hammer, achieving a success rate of 86%. 

Gail Logan and Mark Salvati achieved a great result for the three bedroom, two bathroom home at 25 Scott Street in Canterbury. A crowd of approximately 70 people gathered to witness the auction, conducted by auctioneer Mark Fletcher. After opening on a vendor bid of $1.55 million, bidding started quickly and five parties joined for a slow and steady auction. The home sold for $1.87 million.

The attractive three bedroom, two bathroom home at 20 Kenilworth Street in Balwyn was another fantastic result for David and John Taylor.  A crowd of around 50 people gathered for the auction. Maybe it was the cold weather keeping potential bidders quiet early on, as this auction also started with a vendor bid. However, it wasn’t long before the action started and four bidders competed to secure the property, which sold for $1.27 million.

The bidding was neither slow nor quiet at the auction of 47 Price Avenue in Mount Waverley, with an impressive 10 bidders battling it out to secure the three bedroom, one bathroom home! Well positioned on a corner block and offering scope to renovate, it’s not hard to see why this property was so popular. Auctioneer Mark Fletcher declared the property sold for $820,000.

A good crowd gathered for the auction of 49 Medbury Avenue in Greensborough where auctioneer Steve Thomson fielded bids from three competing parties. Offering four bedrooms, two bathrooms and featuring hardwood floors, open plan living and a great outdoor area, this inviting home has something for everyone. The home sold for $570,000, a great result for all.

Another great sale in the Diamond Valley area was the three bedroom, two bathroom home at 106 Nepean Street in Greensborough. A charismatic Daniel O’Regan impressed the crowd while fielding bids from 7 parties who hoped to make the beautifully presented family home their own. The property sold for $535,000, a fantastic result for managing agent Prue Wittison, the vendors and buyers.
