It was a rather foggy Saturday morning that cleared up to a day of beautiful sunshine.

The REIV reported a clearance rate of 80% over the weekend. There were 905 auctions scheduled with 725 selling on Saturday. Fletchers Eastern Suburbs offices had a fantastic weekend of auctions, achieving a clearance of 96%, well above the industry average.

It was a great weekend for our newest office, Fletchers Waverley, with two properties going under the hammer in Glen Waverley. At 32 Campbell Street, Director Kelly Sun sold a wonderful family home that offered buyers a great range of potential for extension or rebuilding (STCA). Situated on a generous allotment of 652 sq m, the three bedroom home has a renovated kitchen and bathroom, front and rear native gardens and a dual level deck for entertaining. Five bidders saw the potential of this property and outcompeted to secure it. The property eventually sold for $95,000 over reserve, at the final sale price of $995,000! Also in Glen Waverley, 81 Bogong Avenue went to auction. This impressive four bedroom home offers 3 metre ceilings, glossy bamboo floors, four living areas including home theatre, wet bar and a spectacular merbau entertaining deck that is surrounded by manicured lawns. This property had two committed bidders hoping to secure the property. It sold for $2.51 million!

In Hawthorn East, the Californian Bungalow at 22 Langham Place won the hearts of many families and on auction day, the home attracted some highly competitive bidding. The five bedroom, three bathroom home is located within walking distance to schools, shops and transport. Filled with character, the property features high decorative ceilings, leadlight windows and wide window sills, offering a panoramic view to the city skyline. The rear alfresco deck is perfect for entertaining. Auction day saw six bidders eager to call this substantial family home theirs. After reaching our vendor's reserve, the property continued to climb, reaching an overwhelming $2.37 million!

Behind the picket fence at 19 Barkly Street in Box Hill, the three bedroom family home appealed to a wide range of potential buyers. The well maintained weatherboard home has a number of living space perfect for a growing family. Secure front and rear gardens and an alfresco create extended living and entertaining area. Four strong bidders competed for this character filled home. Selling for an impressive $1.09 million – $84,000 over reserve!

The four bedroom home at 21 Verbena Street in Blackburn North performed well at auction over the weekend. The home is located in a much sought after pocket of Blackburn North and gained a lot of interest because of its proximity to schools, shops and recreation areas. Featuring a separate children's wing, the home also boasts a covered deck, ideal for relaxation paved courtyard for alfresco dining. The auction was quick with five bidders all hoping to secure the property. The final sale price was an impressive $189,000 over reserve…a great result for all involved!

In Doncaster, 3 Edith Court also sold at under the hammer. The idyllic home offered buyers three bedrooms, two living zones, open fireplace and a covered entertaining area enveloped by marvellous established gardens. Fletchers Director Jason Salan had a great auction, keeping track of bids from six eager parties. The property sold under the hammer for $1.181 million.
