Fletchers Group News Update 6 July

July 6th 2015

Wet and cold weather was not the ideal combination for auctions on the weekend, but thankfully it was a bit quieter than normal. Just when we thought the rain had finally stopped, there was a sudden yet refreshing downpour!

The REIV reported a clearance rate of 76% over the weekend. There were just 479 auctions reported, with 366 selling. There were 2,300 auctions sales in June 2015, compared to 2,100 in the same period last year. Balwyn North and Glen Waverley recorded the highest number of auction sales for the month of June, at 39 and 37 respectively.

The Reserve Bank is expected to hold interest rates steady at the record low rate of 2 per cent this week. The recent turmoil in Greece has pushed the Australian dollar down to a six year low and while Australia’s direct exposure to the Greek economy is minimal, there may be noticeable ramifications for global financial markets.

It was a quiet weekend for Fletchers with five auctions scheduled and a 60% success rate achieved. We also saw some great sales at the Fletchers Diamond Valley Office.

In Blackburn North, the immensely enticing property at 26 Diana Drive went under the hammer. The attractive, renovated three bedroom residence is situated in a sun filled corner block and features open plan dining, country style stone kitchen, convenient study zone, lounge with gas log fireplace and plantation shutters. The sun soaked family room extends outside to enjoy the north facing entertainer’s deck and landscaped, low maintenance garden. The auction got underway with five bidders eager to call Diana Drive their new home and the property eventually sold for a fantastic result. A happy family future awaits the new owners!

In a serene and leafy location, 35 Culbara Drive in Vermont is a family haven. Elevated and perfectly positioned, the four bedroom home has a choice of two comfortable living zones, generous lounge/dining area and a well appointed kitchen that features attractive Jarrah floorboards. A wide family room, steps outside to a covered jarrah deck that is bathed in northern light, perfect for year round entertaining. Freshly painted throughout, the home is well appointed and is located just metres from parklands, trails and transport, ticking all the boxes for a growing family. Despite a sudden downpour, five bidders fought to secure this property. Bidding reached $84,500 over reserve – the property sold for $934,500!

A quiet lifestyle awaits the new owners of 12 Bonview Crescent in Burwood East. The classic three bedroom home is located in a highly desirable neighbourhood close to shops, transport, schools and parkland. Boasting potential for contemporary renovation, extension or a brand new home, the block of 726 sq m is perfect for any option the purchasers may choose. Five was a lucky number over the weekend, with this auction also having five fiercely competitive bidders. The property sold for $998,000, a great result for all involved!

Our Diamond Valley office had two auctions scheduled over the weekend. The attractive two storey residence at 2C Jessop Street in Greensborough offers a prime opportunity for a low maintenance lifestyle. A light filled interior offers a comfortable lounge room, tiled kitchen and meals area, two robed bedrooms and ducted heating. An attractive courtyard garden is perfect for alfresco dining. The property sold for a great result of $496,500. In Viewbank, 12 Eamon Drive sold for $786,000. The double brick home is perfectly positioned offering potential purchasers four bedrooms, open plan kitchen, high ceilings and northerly aspect. An expansive leafy pave alfresco area is the perfect place to entertain or enjoy the morning sun.
