Fletchers Group News Update 6 March

March 6th 2017

We hope that you were able to enjoy the gorgeous Melbourne sunshine on the weekend!

Out of the 1,094 auctions reportedly held on the weekend, 883 resulted in a sale, meaning that Victoria experienced an 81% clearance rate. From the 211 passed in properties, 104 were due to vendor bids. The REIV reported that the summer auction market experienced “the highest number of auction sales on record, with almost 5,600 homes sold under the hammer”.

The four bedroom home at 17 Dickens Street, Blackburn is located within a leafy setting in the Bellbird Estate, with Blackburn Lake Sanctuary at the end of the street. The home is surrounded by gardens, which can be viewed from every room. Features an opportunity to renovate or build a new residence if desired (STCA). The home successfully sold at auction for $1.48 million.

The four bedroom, original mid-century home at 113 Maud Street, Balwyn North is within the Balwyn High School Zone and is close to other schools, transport, shops and cafes. The residence could be a new home site (STCA) or simply enjoyed as is, featuring a rear garden, secure backyard and double garage. With over 140 bids on auction day, this prestige home sold for $2.614 million.

Within the Tandarra Estate and close to Yarra Valley Grammar is 40 Tandarra Drive, Ringwood; a sophisticated home with a split-level layout. The residence features vaulted ceilings in the dining area, six bedrooms, five water tanks and open fireplace. Set on a 1,005 sq m approx. block of land close to a variety of elite schools, reserves, shops and transport, the home holds strong appeal for families. The desirable home sold under the hammer for $1.7 million. Auctioneer Reilly Waterfield said “we were proud to have achieved another record result for the area in this premium location and school zone”.

Featuring a street frontage, front yard, its own driveway, private rear yard and deck, the residence at 1/231 Elder Street, Greensborough allows for low maintenance, comfortable living. Transport, shops, a park and schools are easily accessible, making the three bedroom, two bathroom home well suited to families. The spacious and secure home sold at auction for $715,000.

After another successful and consistent auction weekend, next weekend is expected to be a great deal quieter with the Labour Day long weekend and only 250 scheduled auctions.
