It was a hot and humid Saturday…a bit of a sweaty start to a busy day of auctions!

The REIV reported a clearance rate of 74% over the weekend with 1,041 auctions held; 755 of those were sold under the hammer. In the year to date the overall clearance rate sits at 75%, up 1% from last year.

Fletchers network of offices achieved a success rate of 85%, an excellent result!

The Edwardian timber home at 86 Medway street in Box Hill North went under the hammer on Saturday. The spacious floorplan of this property features four bedrooms plus a study and two generous living areas which includes a warm and welcoming central living room with gas fire place. There are beautifully maintained gardens and an alfresco gazebo and the home maintains period details throughout with decorative cornices and timber mantelpieces. On auction day there were five excited bidders and the home sold over reserve, for a fantastic result of $1.344 million.

Positioned in absolute convenience, many buyers were attracted to its proximity to a range of amenities, including schools and transport. It was a competitive auction with four bidders fighting it out, with the home reaching $65,000 over reserve – sold under the hammer for $965,000!

The stunning split level home at 24 Wadham Parade in Mount Waverley is situated on a low maintenance corner allotment in a prized enclave. Showcasing the finest inclusions and a flowing floorplan, the home features three bedrooms, large living room featuring soaring ceilings and a family/dining area and gourmet kitchen. A north oriented alfresco deck is located towards the rear of the home and is perfect for entertaining. Upstairs bedrooms share a living area that offers views of the city. The home had three bidders on auction day, selling for an impressive $1.28 million.

In Camberwell, the surprisingly spacious residence at 4 Glyndon Road is set over three levels.
The expansive home offers not only four bedrooms but a choice of multiple living and entertaining options. The well equipped kitchen/meals and family area showcases granite benches, walk in pantry and stainless steel appliances that flow out to a generous private alfresco entertaining deck. There were three bidders hoping to secure this home. It reached a final sale price of $1.83 million.

The triple fronted home at 233 Thompsons Road in Templestowe Lower offers both position and potential. The brick veneer home is situated on a generous allotment of 733 sq m that caught the attention of many prospective buyers, eager to renovate, extend or redevelop (STCA). The existing single storey home is comprised of three bedrooms, two living areas and a sunny verandah that overlooks the large backyard which enjoys views over the Whittlesea ranges. At auction there were four bidders after the brilliant potential of this home. Excited bidding helped this home sell for $969,000.
