Fletchers Group News Update – 8 September

The REIV recorded a clearance rate of 77% over the weekend, compared to 73% on the same weekend last year. There were some fantastic prices achieved at auctions over the weekend with strong and competitive bidding pushing many houses above vendor and agent expectations! 

A standout sale for the day was the three bedroom, two bathroom home at 44 Croydon Road, Surrey Hills. A good crowd gathered to witness the auction, with auctioneer Mark Fletcher achieving a result far surpassing expectations. Four bidders competed to secure the property, producing quick and competitive bids. The successful bidder entered late, placing only two bids before securing the property, which sold for an incredible $330,000 over reserve for $1.63 million. 

Tim Heavyside also achieved an incredible result for the two bedroom, two bathroom home at 40 Bringa Avenue in Camberwell. Tim fielded bids from six competing parties looking to secure the enticing single level residence. On the market at $800,000, strong bidding pushed the selling price of this home well above reserve to $1.015 million.

Offering the opportunity to renovate, extend or rebuild a new home or multi-unit site the auction at 31 Ashley Street in Box Hill North attracted solid competition on the day. Six parties bid in the hopes of securing the property with the eventual selling price reaching $810,000, a fantastic result for managing agents Graeme Keogh, Lachlan Williams, their vendors and the purchasers.

The Diamond Valley office had some great results over the weekend, including the four bedroom, four bathroom home at 6 St Faiths Road in Montmorency. Craig Maskell had ecstatic vendors and buyers after the successful auction, which attracted a crowd of over sixty with four bidders participating.

Auctioneer Steve Thomson was enjoying the sunshine at the auction of 23 Para Road in Lower Plenty, where a great crowd gathered to watch. The three bedroom, one bathroom home was a great for first home buyers or investors, attracting six competitive bidders on the day. The home sold for $440,000.

Heathmont Football Club are holding a fundraiser this Friday to raise much needed funds for the family of a young member who tragically passed away whilst on holidays. 22 year old Simon Minson had cystic fibrosis, which prevented him from obtaining travel insurance for his trip around Vietnam. He fell ill last week, and sadly died in Bangkok. The family has now been left with medical bills of over $100,000. A friend of Fletcher’s Manningham agent Todd Lucas, Simon will be missed by many. An out-pour of support has been seen from people around Australia with donations sitting at over $73,000!
