9th December 2013 / Rob Fletcher: Fletchers Group News Update – 9 December

The REIV recorded 1,168 auctions on the weekend, making it feel like 'Super Saturday' is something that occurs more often than not! The glorious weather seemed to list everyone's spirits and it was simply a terrific day of real estate.

The REIV recorded a clearance rate of 66%, compared to 59% on the same weekend last year. With the successful sale of 56 Parlington Street in Canterbury on Saturday night, Fletchers ended the day with a fantastic success rate of 93%.

There were some big numbers, including an impressive seven bidders who competed to secure a rear two bedroom villa unit in Bell Street, Box Hill North. The beautifully maintained home boasts a north-facing alfresco courtyard and, after an excellent marketing campaign by agent Gail Logan, yielded a red hot result of $655,000!

Five bidders participated in the auction of the three bedroom, family friendly home at 52 Raleigh Street in Forest Hill. The updated and well maintained home offers a stylishly updated kitchen, excellent indoor and alfresco living areas and light northern orientation. Auctioneer Michael Richardson declared the property sold at $651,000 – above the reserve of his thrilled vendors.

Another standout sale was that of 11 Grange Road in Kew – four bidders could see the potential in the superb allotment of approximately 1,200 sqm, with a broad frontage on a leafy street in the Sackville Ward. Marketed by Nick and Rob Fletcher, the home sold for $3.25 million, well over reserve.

Whitehorse superstar, Rob Sheahan made it a hat trick on Saturday, selling three out of three properties under the hammer…all over reserve for his delighted vendors! Family luxury was on offer at his first auction, held at 10 Candlebark Lane in Nunawading. Backing onto a park and close to Blackburn Lake, it sold for $825,000. Next up was his biggest auction, for the exceptional family home at 10 Josephine Avenue in Mount Waverley. The home sold a whopping $100,000 above reserve – a fantastic result for his vendors! His final auction was at 13 Susanne Avenue in Forest Hill, where he knocked the hammer down at $575,000.

It was a 'sweet' day for the vendors of both 27 and 29 Sweetland Road in Box Hill – auctioned one after the other, three parties bid for each one. Tim Heavyside marketed the properties, sold for $816,000 and $860,000 respectively.

We had a great turnout at the Maling Road Festival last Friday night, with a sea of Fletchers balloons as far as the eye could see as families took advantage of the rides, animal farm and showbags. It is definitely a festival that you should mark in the calendar every year!

Next weekend the REIV expects around 1,610 auctions to be called. Be sure to keep up-to-date with the latest information with Fletchers live tweets throughout the day.

Enjoy your week!
