Fletchers Group News Update 9 November

Saturday started out a bit grey, but certainly warmed up with both the bidding and weather!

The REIV reported a clearance rate of 71 per cent over the weekend. There were 953 auctions scheduled, 575 of those selling. Family homes in inner and middle Melbourne have shown the highest growth in the 12 months to September.


In Mitcham, 1/445 Mitcham Road sold under the hammer on Saturday. The expansive town residence offers three bedrooms, open plan living, dining and a modern kitchen. The property also offers a gorgeous north facing garden with paved area and cubby. Auction day saw five bidders all hoping to secure the home, which sold for $81,000 over reserve – an excellent result of $821,000.

The beautiful cottage style unit at 2/8 Mullum Mullum Road in Ringwood went to auction on the weekend. Sitting in a magnificent court location on a block of approximately 207 sq m, this two bedroom unit offers an enjoyable easterly outlook, with L-shaped living and dining, updated kitchen and a treated pine deck which is perfect for entertaining. Five bidders helped this home reach a final sale price of $480,000.

Offering family living and city views, 11 Wortley Avenue in Mount Waverley attracted a range of interested family buyers. Upstairs an entertainment room opens to a balcony boasting city views. Five bidders helped the property sell for $1.73 million.

In Balwyn North, the extended family home at 15 Aylmer Street in Balwyn North offered an impressive future. The existing four bedroom home maintains elegant traditions with an open fireplace and ornate ceilings, whilst modern desires are catered for with open plan living, meals, granite kitchen and covered alfresco area. This block of approximately 822 sq m, offers approved plans and permits, with the property selling for $2.4 million.

Situated in a boutique and secure development, 3/5-7 New Street in Surrey Hills offers many advantages. The two bedroom home is located close to Wattle Park, trams and a range of shops and cafes. Bidding amongst five parties was competitive and the home sold for a fantastic result of $966,000.

Further north, 39 Romilly Avenue in Templestowe Lower attracted a range of potential purchasers. Offering flawless presentation and stunning views, the four bedroom home features a sunken formal lounge, elevated dining area and rumpus room. A generous north facing lawn area and covered patio sits at the rear and an elevated front garden boasts a water fountain.
