Fletchers Group News Update – 11 August

It certainly seems like winter would like to stay, with Melbourne’s latest cold snap continuing. With just a few weeks left until spring, we hope to see some improvements in the weather soon!

The REIV recorded a clearance rate of 72% over the weekend, with 560 auctions reported to the REIV. Fletchers had another strong day under the hammer, recording an 83% success rate across our eastern suburbs network. Despite the cold weather, the winter market has been particularly hot this year, with a record number of homes sold. There were multiple bidders seen at many of Fletchers auctions, with four properties attracting six bidding parties. This generated a strong level of competition, which saw many of the properties pushed well above their reserve price, resulting in many happy vendors!

Offered for the first time since 1964, the three bedroom, one bathroom home at 11 Burilla Avenue in Doncaster had been lovingly cared for and was ready for a new family! Set on a generous block of 718 sqm approx. and offering potential for further renovation or extension, it’s not hard to see why this property was so popular throughout the marketing campaign. Six bidders fought to secure the home, with the eventual selling price achieved being $1.18 million, well over reserve.

A great crowd gathered for the auction of 6 Florence Avenue in Ringwood North. Set in an convenient location the three bedroom, two bathroom home boasts excellent potential for a contemporary revival, renovation or a brand new home. Auctioneer Reilly Waterfield fielded bids from six groups who wished to take advantage of this fantastic opportunity. The property sold for $571,000 – a great result for managing agents Reilly and Nick Holmes, their vendors and purchasers.

The charismatic, three bedroom home at 28 Craig Street in Blackburn South was another property to attract an impressive six bidders on auction day! Renovated throughout, with much thought given to style, this home is perfect to move right in and enjoy easy living. A crowd of around 125 people gathered on the front lawn to witness the exciting auction, with Tim Heavyside declaring the home sold above reserve.
